SACRAMENTO

Sacramento is the capital city of the state of California and the largest city in the Sacramento valley and the fifth-largest metropolitan area in California. What began as a small settlement around Sutter's Fort became the first incorporated city in California in 1850 after the discovery of gold at Sutter's Mill in 1848. For decades, Sacramento has been one of the fastest-growing metropolitan areas in California and the nation is part due to its climate, location employment opportunities and housing affordability - when compared to other larger metropolitan areas of the state.

WEST SACRAMENTO

West Sacramento, Bryte and Broderick were officially combined ad incorporated as West Sacramento in 1987. This area was traditionally an industrial center and continues to be one of the top employment areas in the Sacramento region. West Sacramento has seen fast commercial and residential growth over the past few decades and is known for the Port of Sacramento, The Ziggurat Building, and Raley Field, home of the River Cats AAA baseball team. Because of the proximity to Sacramento, just across the Sacramento River, the rental demand for housing in West Sacramento is typically strong.

ANTELOPE

Antelope began mostly as a planned residential community in the late 1980s and early 1990s and has grown into a major suburb in the Sacramento area just minutes away from Roseville. The rental demand has typically been strong and rental rates are affordable in comparison to its neighbor, Roseville.

AUBURN

Auburn is located about 35 miles northeast of Sacramento in the Sierra Foothills and known for its rich gold rush history and historic downtown. The rental market has traditionally been strong and attracts residents who desire a small-town experience yet just miles away from Sacramento.

CAMERON PARK

Cameron Park is in the Sierra Nevada foothills about 30 miles east of Sacramento. Once home to Sam's Town, this was a regular stopping point for visitors from Sacramento and the Bay area on their way to Lake Tahoe. The rental market in Cameron Park typically attracts people who want to live in a more rural and sparsely populated area.

CARMICHAEL

Carmichael is a suburb of Sacramento located in the northeast part of the County adjacent to Fair Oaks, Citrus Heights and the Arden-Arcade Area.  Located between Hwy 50 and Interstate 80 and its proximity to American River College, the rental market has typically been good, attracting both multi-family and single-family home renters.

CITRUS HEIGHTS

Citrus Heights is one of the larger suburbs of Sacramento and was incorporated as a city in 1997 and has been known for decades as a major retail shopping destination in the region. The rental market is typically in good demand as rental prices are typically lower than the surrounding areas of Fair Oaks, Orangevale and Roseville.

EL DORADO HILLS

El Dorado Hills is adjacent to the city of Folsom and is located about halfway between Sacramento and Placerville. This area has seen a lot of growth over the past few decades with many master-planned communities having been developed.  Rental prices in El Dorado Hills are one of the highest in the Sacramento Region and demand for rental housing has typically been very high.

ELK GROVE

Elk Grove originally founded in 1850 as a stagecoach stop, is now the second-largest city in Sacramento County.  With its proximity to downtown Sacramento, the Sacramento River and San Joaquin Delta, the Elk Grove rental housing market has remained strong and  in high demand. Elk Grove is known for it's first rate parks, historic districts, a variety of outstanding restaurants, employment opportunities and award winning school district.  Top local attractions include: Elk Grove Park, McConnell Estates Winery, Old Sugar Mill, and the Stone Lakes National Wildlife Refuge. 

Elverta is a rural area about 20 miles north of downtown Sacramento between Hwy 99 and Interstate 80 just north of Rio Linda, CA. This sparsely populated area has a limited supply of rental properties but is desired for homes with  large lots and horse property.

FAIR OAKS

Fair Oaks is a suburb of Sacramento located about 15 miles east of Sacramento just north of the American River. Known for its town center Old Fair Oaks Village and hundreds of free-range chickens, Fair Oaks has a mix of suburban and semi-rural neighborhoods. The rental market in Fair Oaks is typically in high demand and rental prices are generally higher than the surrounding areas of Citrus Heights, Orangevale and Carmichael.

FOLSOM

Folsom is a mid-sized city in Sacramento County incorporated in 1946. Originally founded by Joseph Libby Folsom, the town was called Granite City but was renamed in his honor after his death in 1855 to Folsom. Known for Folsom Lake, Historic Folsom and Folsom Prison, the city has rapidly grown over the past few decades and is home to Intel, the largest private employer in the Sacramento region. Rental property in Folsom has traditionally been in high demand and commands rents higher than most other areas in the region.

GALT

Galt is a city located around 20 miles from Sacramento. It’s popular for its affordability and family-friendly housing, and the city offers a small town feel with many sports and recreations options.  Galt is also recognized for its annual Independence Day Celebration fireworks and Winter Bird Festival, making it a lively place throughout the year. Additionally, the Galt Market offers fresh produce as well as clothes and home furnishings twice a week. 

LINCOLN

Lincoln is located about 10 miles north of Roseville in Placer County and has been one of the fastest-growing cities in the Sacramento area for the past few decades. Once primarily known for Gladding, McBean & Co Pottery, Lincoln is now home to Sun City Retirement Community and thunder Valley, the region's largest casino. The rental market in Lincoln is typically strong and rental rates are usually lower than the surrounding areas or Roseville and Rocklin.

LOOMIS

Loomis is located off Interstate 80 between Roseville and Auburn. Incorporated in 1984, Loomis has retained its small-town feel and character and known for its annual Eggplant Festival. The Loomis rental market is good and traditionally has included homes on large rural setting lots and horse property.

NORTH HIGHLANDS

North Highlands is a Sacramento suburb located about 10 miles northeast of Sacramento off Interstate 80. Once home to McClellan Air Force Base which is now a civilian business center and airport called McClellan Business Park. North Highlands is centrally located and just minutes away from downtown Sacramento and the Roseville area and offers some of the most affordable housing in the northeast Sacramento area, typically offering a mix of small multi-family and older single-family homes.

ORANGEVALE

Orangevale is a suburb of Sacramento located about 20 miles northeast between Citrus Heights and Folsom known for its rural environment. Home to Casa Roble High School whose famous alumni include Devin Dawson and Urijah Faber. The rental housing market in Orangevale is typically strong and is one of the few metropolitan areas of Sacramento that you can find horse zoned properties for rent.

RANCHO CORDOVA

Rancho Cordova was incorporated in 2003 and the area is one of the largest employment hubs in the Sacramento region. Located along the Hwy 50 Corridor and American River, the area has experienced continued growth over the past few decades and the transformation of Mather AFB to Mather Business Park has contributed to thousands of new jobs in the area. With its easy freeway access to downtown Sacramento and Folsom, Rancho Cordova has generally been a moderately priced rental area with high demand.

RANCHO MURIETA

Located east of Sacramento and within the Sierra Nevada foothills, Rancho Murieta is a census-designated place (CDP). This idyllic, planned and gated golf community offers a rural feel and is seen as one of the best places to raise a family in the Sacramento area. It has over 3,500 acres of private refuge in which hunting is forbidden, offering residents a chance to enjoy the natural landscape. The Rancho Murieta Golf Club is one of the best in Northern California.

RIO LINDA

Rio Linda is located about 10 miles north of Sacramento bordering Elverta and North Sacramento. Rio Linda is semi-rural and has a business district with a small-town feel. The rental market is good and typically offers rentals with a rural atmosphere and horse property.

ROCKLIN

Situated around 22 miles from Sacramento is Rocklin, a city in Placer County. It’s known for its panoramic views of two mountain ranges: the Sierra Nevada mountains and the Sutter-Buttes mountain range. Residents enjoy its many recreational activities and its high ranking schools. 

ROSEVILLE

Originally founded as a stagecoach station named Griders, Roseville was incorporated in 1909. For most of the 20th Century, Roseville was a major railroad hub for the Southern Pacific Railroad. Roseville has grown from a small town to the largest city in Placer. As regional headquarters for many businesses, Roseville is also known as a major shopping area in the Sacramento region with the Westfield Galleria at Roseville, Fountains at Roseville and the Roseville Auto Mall. The rental market in Roseville is typically in high demand and rental rates are typically higher than most other areas in the Sacramento region.

SHINGLE SPRINGS

Located in El Dorado County, Shingle Springs is a census-designated place in the Gold Country foothills. It is a designated California Historical Landmark and is recognized for its picturesque landscape. 

WOODLAND

Woodland, once known as a small agricultural town about 15 miles northwest of Sacramento is now a fast-growing suburb in the Sacramento region yet retains its small-town feel and the historic downtown district. The rental market is typically good and rents are typically less than the neighboring city of Davis, CA.
